KSP's data centre capability has grown directly from our industrial experience. Recognising that power-rich urban sites represent the UK's most constrained and valuable real estate, we began reserving power across our portfolio ahead of market, creating opportunities that many developers failed to recognise.
We navigate the grid connection process with proven expertise.
We take power-rich sites from initial feasibility through planning consent and development to energisation.

Multi-let industrial estate, acquired in 2021. The estate comprises six units totalling 230,000 sq ft across 10.5 acres in Feltham, West London, with strong proximity to Heathrow and excellent transport links. The estate remains under KSP asset management.
Acting as asset and development managers, KSP secured 150MVA of power from the Laleham Substation.
Planning approval for a two-building data centre facility was achieved in March 2024.
The power was sold in Q1 2025.
KSP advised on the acquisition of this strategic industrial site in Hounslow, West London, situated adjacent to KSP’s Heathrow Gateway data centre development opportunity. The location sits within one of the most power-constrained and sought-after corridors for data centre development in the UK.
The existing industrial estate was identified for data centre redevelopment. 80MVA was secured for the site, with a 2030 grid connection.
KSP assisted in the progression of the scheme towards a planning submission.
